Property
A non-citizen may buy residential property in Mauritius within the schemes the Economic Development Board has approved, and, at USD 375,000 and above, may live here for as long as the property is held. The schemes differ in what they offer and in what to examine before buying. We act for the buyer only: we are not agents for any developer and take no commission from sellers.

How a purchase proceeds
The sequence is the same under every scheme. Off-plan purchases add staged payments and a completion guarantee, which we cover separately.
Reservation
A reservation agreement with the developer or seller, with a deposit held by the notary.
EDB authorisation
The buyer's application to the Economic Development Board for authorisation to acquire, with identity, source of funds and, where relevant, the structure through which the property will be held.
Deed
The notarial deed of sale, or the VEFA deed for an off-plan unit, signed before a notary. Registration duty of 5% is paid by the buyer.
Registration and permit
Registration of the deed, and for purchases at USD 375,000 and above, the residence permit application through the EDB.
Who we act for
We act for the buyer. We are not agents for any developer and we do not take commission from sellers. Our fee is agreed with the buyer in the written proposal, and our advice on a development, a guarantee or a payment schedule is given with only the buyer's position in mind.
Where the buyer prefers to hold through a Mauritian company and trust, we set up the structure in parallel with the reservation so that the deed is not delayed.
